Two decades finding the variables that decide an outcome.

My career was spent taking underperforming product portfolios and making them perform, across more than twenty product lines. The work was always the same underneath: figure out which few variables actually decide whether something succeeds, then build the system that computes them the same way every time, so the fix survives the person who found it.

The signature

I was buying real estate the whole time.

Not afterwards, alongside. For more than twenty years I have invested in real estate with my own money, including an RV park I bought, operated for two years and sold. Operating one is what teaches you which lines in an offering memorandum are decoration and which ones will actually show up in your bank account.

That is the part software cannot supply. A tool can compute a number. It cannot have been wrong about a number with its own capital at stake and changed how it decides because of it. When I write a firm's underwriting standard, what goes into it is not theory.

Product companies have the engine and no named human. Consultants have the human and no engine. I am trying to be the person who brings both.
The other language

The same move, applied to people.

There is a second version of this work that has nothing to do with real estate. Take the thing that makes someone effective, find the few variables it actually rests on, and transfer it so they can do it without you. Making another person more capable, deliberately and repeatably, rather than doing the work for them.
