Broker relationships, off-market outreach and direct approaches to owners, filtered against a buy box we agree on first so I am not bringing you things you would never buy.

Every deal run through the same engine described on the method page. Normalized income, researched risk, and the reasoning attached, so the investment committee conversation starts from evidence rather than a feeling.
Including the structures most buyers skip
Conventional debt, bank plus a seller second, and full seller carry. Reading the documents and the seller's situation for financing signals, then structuring around them when they are there.
Through to the table
Document requests, third party coordination, the findings that change the price and the ones that end it, and staying on the deal through closing rather than handing it off after the LOI.
Aligned, not billed by the hour.
I am compensated with a fee and a participation in the deals I bring to close, which means I carry real exposure to whether the number was right. That is the whole point. Terms depend on your structure, the asset and how much of the process you want me to own, so they get discussed privately rather than published on a page.
I have been on the other side of the closing table.
I have invested in real estate for over twenty years with my own money, including an RV park I bought, operated for two years and sold. Operating one is what teaches you which line items in an offering memorandum are decoration. Alongside that I spent my career turning underperforming product portfolios into performing ones, which is the same skill applied to a different asset: find the few variables that decide the outcome, then build the process that computes them the same way every time.
